MONTHLY

  • †

    Furnace: Change filter if dirty. If you have a pet, changing monthly may be a necessity.

  • ††

    Range hood: De-grease the range hood and change the filter to prevent fires.

  • ††

    Garbage disposal: Clean off normal build-up by running ice cubes through the disposal, or for tougher build-up, try frozen vinegar cubes.

  • ††

    Fire extinguisher(s): Inspect for adequate pressure and visible signs of wear and tear.

QUARTERLY

  • ††

    Smoke/carbon dioxide detectors: Check alarms using the ‘test’ button. If it doesn’t sound, replace battery and test again. If a new battery doesn’t help, replace the unit.  Alarms generally have only 10-year guarantees.

  • ††

    Garage door: Ensure the safety reverse works when something/someone is in the way.  Test to ensure closing door reverses immediately by placing a 2×4 on the ground where the door closes; then place something in front of the photo-electric sensors. 

  • ††

    Plumbing: Run water in tubs, showers and sinks and flush toilets not used regularly to keep plumbing traps wet and prevent buildup.

  • ††

    Water softener: Add salt as necessary.

BIANNUALLY

  • ††

    Water heater: Briefly open pressure relief valve to improve heater efficiency.

  • ††

    Smoke/carbon dioxide detectors: Change batteries every year, whether they give out a low-battery warning chirp or not.

  • †

    Refrigerator: Clean coils regularly for more efficient operation.

ANNUALLY – SPRING

  • ††

    Landscape: Improve drainage to ensure rain flows away from the foundation by improving grading or raising concrete. Check gutters for loose connections.

  • ††

    Gutters: Clean out leaves, grime, shingle sediment.

  • ††

    Home exterior: Repair damaged siding, chipped paint, foundation cracks, deteriorated caulk.

  • †

    †Air conditioner: Service now for efficient/reliable summer operation.

  • ††

    Windows: Re-stain/varnish where interior frost caused water damage. Repair or replace damaged screens.

  • ††

    Plants/shrubs: Trim trees and shrubs/remove dead brush not done in fall.  Remove roots or vines growing into seams or foundation cracks. Repair/re-seed lawns damaged by salt or pests.

  • ††

    Roof: Inspect for and repair damage or leaks.

ANNUALLY – SUMMER

  • ††

    Deck/patio: Clean or power wash and/or re-stain. Check for loose boards, posts or cracked blocks and replace as needed.

    †Window wells: Remove leaves, trash, critters.

  • †

    †Dryer and exhaust vents: Check for blockages; vacuum lint from dryer hose.

  • †

    †Insects and rodents: Clear cobwebs, treat ant infestations, spray hornet nests, caulk openings that could allow bugs or mice inside.

  • ††

    Garage: Wash winter salt off the floor.  Lube the door opener track/hinges.

  • ††

    Driveway: Fill cracks; seal asphalt and concrete at least every other year.

ANNUALLY - FALL

  • ††

    Hot water heater: Flush to remove sediment and prolong life/improve efficiency.

  • ††

    Furnace and air conditioner: Get ready for heating season   Remove/store window air conditioners. Check windows/doors for air leaks and caulk. Get furnace inspected/serviced at least every other year.

    †Outdoor faucets: Turn off water at indoor shutoff. Drain and store hoses.  Winterize underground sprinkler systems.

  • ††

    Snow removal tools: Check shovels/salt supply. Test/start-up snow blower.

  • †

    †Sump pump: Test now. Don’t wait for spring rains to find out if it is not working.

ANNUALLY - WINTER

  • ††

    Roof : Monitor ice dams/icicles. Avoid structural damage by installing heater coils or shoveling heavy snow off the roof.

  • †

    †Electrical: Test GFI outlets

  • ††

    Doors/windows: Check locks and deadbolts and replace defectives.

  • ††

    Plumbing: Re-caulk showers and bathtubs as needed.  Clean sediment from faucet aerators/ showerheads to improve life and water pressure.  Replace toilet tank parts that leak or run continuously.

    †Basement: Inspect for mold, insects and rodents. Ensure paints and hazardous/flammable materials properly stored.
